Condensate Pump Failure — Motor, Float, Control
Likely causes
Pump motor failure — winding open or bearing wear
Check: Verify power supply (within ±10% of rated) → no operation on power = motor failure. Measure winding resistance with multimeter (vs spec), insulation resistance ≥1MΩ. Bearing wear shows as abnormal vibration/heat during operation.
What to do: 1) Replace pump unit (cheaper than repair, typically $30–80). 2) Match head/flow/voltage of replacement — insufficient head causes blockage. 3) Upgrade to stronger model where possible (especially in tall buildings). 4) Test run after install — verify float operation + discharge volume.
Float switch stuck — debris, rust, dust jam
Check: Float must rise to turn pump ON, drop to turn OFF. Press float with finger — should move smoothly. Stuck float means pump always OFF (even with water) or always ON (running dry).
What to do: 1) Disassemble pump and clean float chamber — remove slime. 2) If float itself damaged (cracked or water-filled), replace part. 3) For magnetic reed switch types, also check magnet weakening — replacement may be due. 4) After reassembly, test ON/OFF operation.
High-water safety switch (overflow switch) tripped — system stops
Check: Modern systems auto-stop the system (compressor) on pump failure to prevent leak. Check controller error codes 'P1', 'E1', etc. Safety switch (usually wired separately to controller input) sits in pump pan and trips when water exceeds limit.
What to do: 1) Fix pump or drain clog first. 2) Verify safety switch wire is properly connected to controller — some installers deliberately bypass and cause ceiling damage on leak. 3) Educate customer on switch importance — 'system won't turn on' = correct leak-prevention operation. 4) After service, test safety switch operation (force trip → confirm system shuts off).
Condensate pumps last 5–10 years. Inspect pump operation, float, and safety switch together at every service — any one defect risks ceiling leak damage. Pumps are cheap parts but consequential damage is huge.
